90 Day Workmanship and Materials Coverage Checklist

Once during your 90-Day warranty, the Builder will correct/repair items considered workmanship and materials according to the terms of the warranty agreement. Here is a list of the more typical items that are covered/are not covered and items about which you should contact

 the subcontractor directly.



OUR OFFICE IS OPEN MONDAY THROUGH FRIDAY FROM 8:00 TO 4:30 PM. ANY EMERGENCY MECHANICAL REPAIR WILL REQUIRE YOU TO CALL THE SUBCONTRACTOR DIRECTLY. WHEN YOU MAIL OR E-MAIL IN A WARRANTY SERVICE REQUEST, YOU WILL RECEIVE CONFIRMATION OF YOUR WARRANTY REQUEST NO LATER THAN 48 HOURS UPON RECEIPT.

Once during your 90-Day limited warranty the builder will correct/repair items considered workmanship and material deficiencies according to the terms of the warranty agreement. This typically includes such items as drywall touch-up, door and hardware adjustments, and interior trim repairs due to cracking or splitting.

1 Year Warranty

Virtually all of the materials and equipment (including mechanical equipment) installed in your new home are covered by a manufacturer’s warranty. These range from one year to a lifetime warranty. The purpose here is to educate you on the coverage of what are considered the significant items within your new home and how to handle any warranty claim that may need to be filed. For specific warranty coverage you should read the warranty information that is provided with your new home. There are specific actions that must be followed in order for the warranty to be valid. These include registering your equipment with the manufacturer and following the maintenance and care guidelines provided by the manufacturer.

Manufacturer’s Warranties Summary

HVAC (Compressor and Furnace):

This is probably the most important equipment related warranty that you have because it is one of the most heavily used pieces of equipment in your home. Routine maintenance such as changing the air filters and keeping the outside compressor coils clean will help ensure the peak performance of your system throughout the warranty period and beyond.

Manufacturer: Carrier | Coverage Period: 5 Years

Extended Coverage: Additional 5 years for a total of 10 years. In order for the extended coverage to become effective you MUST register your equipment online at Carrier.com within 90 days of closing.

Roofing

Manufacturer: Frigidaire (Electrolux) | Coverage: 1 Year

CertainTeed warrants to the original property owner/consumer that, when subject to normal and proper use, its shingles will be free from manufacturing defects for the length of time specified in Table 1 and that CertainTeed will pay to repair, replace or clean, at its option, any shingles CertainTeed determines are defective under the terms of this Limited Warranty. In the event of repair, replacement or cleaning pursuant to the terms of this Limited Warranty, the warranty applicable to the original shingles shall apply to the repaired, replaced or cleaned shingles and will extend for the balance of the original warranty period.

The Lifetime warranty period offered for certain shingles in Table 1 Is only available to Individual homeowners. The warranty period for shingles installed on premises not used by individual homeowners as their residence Is limited as specified in Table 1. Lifetime means as long as the original individual home owner owns the property where the shingles are installed.

Please refer to the Certainteed website for warranty details. There are very specific processes that must be followed in order to file a claim for defective shingles.

Appliances

Manufacturer: Frigidaire (Electrolux) | Coverage: 1 Year

One-year limited warranty from the date of closing. Electrolux will pay all costs for repairing or replacing any parts of the appliance that prove to be defective in materials or workmanship when such appliances is installed, used and maintained according to the provided instructions. You may be subject to a service charge in the amount of $75.00 for a warranty service call but it will be credited back to you if the defect is found to not be the result of any negligence on the part of the homeowner.
